Trade disputes, Brexit, and political volatility loom over an increasingly pessimistic outlook for global growth in 2020. And yet, in the midst of a global economic landscape that the International Monetary Fund has called ‘the most uncertain in more than 20 years’, low interest rates and an Olympics-fuelled construction boom seem to be propelling Japan’s property sector to new heights.

At this luncheon event on February 27, Sean Ellison, Senior Economist from the Royal Institution of Chartered Surveyors (RICS), will share insights from RICS’s most recent flagship global property data survey, comparing how Japanese property is performing relative to other key markets in Asia Pacific, the Middle East, Europe and the Americas, and how the global property industry is expected to perform throughout 2020.

A panel of property experts including Shigeko Mizutani (CBRE), Neil Hitchen (JLL), Christian Mancini (Savills) will then take a deeper dive into the dynamics that will drive Japan’s market throughout 2020 and beyond.

This event is set to be 2020’s most comprehensive look at how Japan’s real estate industry is expected to stack up against its global peers.

Sean Ellison | Senior Economist, Asia Pacific, Singapore | RICS

Sean Ellison is the Senior Economist for the Royal Institution of Chartered Surveyors covering the Asia-Pacific region. He is responsible for the Economics team’s research into the Asia-Pacific property sector, identifying market risks to the sector, and analysing economic events and their effects on real estate. Sean manages RICS regional surveys and proprietary data, including the Global Commercial Property Monitor, a market leading report on commercial property occupier and investor sentiment from property professionals in key markets worldwide. In addition to contributing market intelligence to RICS business strategy, he also supports RICS advisory relationships in international policy organisations.

Shigeko Mizutani is the head of Valuation & Advisory Services at CBRE in Japan, leading valuation and related advisory business with primary focus on supervision of assignments, client management for cross border investors and corporations as well as overall business development. She is a Licensed Real Estate Appraiser of Japan, and holds MRICS and MAI designations. Shigeko has over 10 years’ experience in real estate investment industry, having substantial experience in valuation advisory for different types of investment properties, management of sizable portfolio valuations and market advisory assignments. She is currently Vice Chairperson of International Relations Committee and a member of Valuation Standards Committee, for Japan Association of Real Estate Appraisers.

As head of the Japan Markets teams, Neil is responsible for the strategic direction and managing and developing the firm’s key client relationships. Since taking the lead role in 2007 JLL has grown into the leading tenant representation provider in Japan with teams based in Tokyo and Osaka and now offer office leasing, industrial and retail services to our expanding client base. Having joined Jones Lang Wotton in Hong Kong in 1994, Neil then transferred to Tokyo in 1999. During his 15 years in Japan I have led some of the largest leasing transactions in the Tokyo market including the Cisco HQ relocation in 2005, the Microsoft HQ consolidation in 2010, the 2011 Amazon HQ relocation, the Morgan Stanley relocation in 2012 and P&G Japan HQ relocation in 2013.
